Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. To increase your chances of securing the home you want, we recommend submitting your application as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically, tenants are required to pay the first month’s rent and a security deposit before moving in. Some properties may also require last month’s rent, depending on owner preferences and lease terms. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease agreement, which is generally 18 years or older. -
Who must be listed in the Lease agreement?
At least one person over the age of 18 and all additional residents responsible for the monthly rent must be listed as residents in the lease. Anyone under the age of 18 and anyone residing in the premises on a full time basis but not responsible for the rent must be listed as an occupant. -
Is the deposit refundable?
Yes, security deposits are refundable provided the property is left in good condition, normal wear and tear excepted, and all lease obligations are fulfilled. Deductions may be made for unpaid rent, damages, or necessary cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the minimum credit, income, or rental history requirements. Cosigners must meet financial qualifications and agree to be legally responsible for the lease. -
You have a property I want to rent. How do I apply?
Applications must be submitted online. You’ll need to complete an application, pay the required application fee, and provide supporting documentation such as proof of income and valid identification. -
How do I pay rent?
Rent can be paid online through the secure tenant portal, by automatic bank transfer, Zelle, Venmo. Online payments are the fastest and most convenient way to ensure on-time rent. -
I want to get a pet. What do I do?
Review your lease and contact management before getting a pet. Some properties allow pets with an additional deposit or monthly pet rent, while others have breed or size restrictions. Written approval is required before bringing a pet into the property. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants on the lease are responsible for the full lease term. If one tenant wishes to move out, the remaining tenant must re-qualify on their own or find a replacement tenant who meets screening requirements and is approved by management. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice prior to moving out, typically 30 to 60 days before lease expiration. Please review your lease for the specific notice requirement and submit your written intent to vacate by the deadline. -
Who is responsible for paying for repairs & maintenance requests?
The property management team handles routine maintenance and repairs to keep the home in good condition. Tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal or other approved channels.
