What services do you offer as a property management company?
We provide a full range of property management services including tenant screening, rent collection, maintenance coordination, lease preparation, property marketing, and financial reporting. How do you screen potential tenants?
We focus on finding the right tenant—not just the fastest one. Our screening process goes beyond a simple credit check and includes reviewing credit history, verifying employment and income, analyzing debt-to-income ratios, checking eviction and criminal history, and contacting previous landlords. This comprehensive approach helps us place responsible tenants who pay on time and take care of your property. -
How do you handle property maintenance and repairs?
We make protecting your investment and keeping your tenants satisfied a top priority. Tenants can submit maintenance requests 24/7 through a secure online portal. We coordinate promptly with our trusted vendors to ensure repairs are handled quickly and professionally. You’ll receive detailed billing and vendor receipts each month with your Owner Statement, all available anytime through your Owner Portal. From routine maintenance to emergency repairs, we keep your property in top condition year-round. -
Am I required to make my property available to Section 8?
If your property has already been approved to participate in the Section 8 program we can help you place a participant. If your property has not yet been approved by the Section 8 program in your city/county it will not be available to participants until the process is completed and both the owner and property are registered in the program. We can guide you through the steps. Please keep in mind that the process can be lengthy. -
Are you licensed?
Yes, we are a fully licensed property management company and operate in compliance with all relevant laws and industry standards. -
Can I reach you after hours?
Yes, we provide an emergency contact for urgent maintenance or tenant issues. General inquiries will be addressed during regular business hours. -
Can you deposit the rent directly into my account?
Yes, we offer secure direct deposit for all owner disbursements, ensuring your rental income is transferred quickly and conveniently. -
Do I get to see the lease or sign it?
A sample lease agreement and addendums can be provided to you upon request. Our lease agreement & addendums are compliant with the State of Florida Statutes Chapter 83. As your property manager, we handle the lease signing process on your behalf. -
Do you sell real estate too?
If you’re interested in buying or selling, we’d be happy to discuss your options and advise you accordingly. -
How and when do I get my checks?
We do not mail physical checks. Owner disbursements are made via direct deposit once rent has been collected and any applicable expenses have been processed. You’ll receive funds according to our regular payment schedule no later than the 15th of the month (excluding holidays). -
How is rent collection handled?
We offer online payment options to make rent collection easy and efficient, including online payments through the tenant portal, ACH, Zelle or Venmo debit & credit cards. Late payments are managed according to lease terms, and any applicable late fees are collected promptly. -
How long of a lease do you sign?
Leases are a minimum of 12 months. If an accommodation is needed, we will discuss this in advance with you before having the lease signed for your approval. -
How much security deposit do you charge the tenant?
Security deposits are set in accordance with market standards and local laws. The amount typically depends on the rental price and tenant qualifications. -
How soon can you start managing my property?
We can begin managing your property as soon as the management agreement is signed and the property is ready for leasing. -
What type of properties do you manage?
We manage a wide range of property types including single-family homes, multi-family units, condos. -
What type of reports do I get and how often?
You’ll receive monthly financial statements summarizing rent collection, expenses, and maintenance activity. Additional custom reports are available for you to generate through your owner portal. -
Who holds the tenant security deposit?
Tenant security deposits are held in a dedicated trust account, as required by state and local regulations. We ensure all deposits are managed in full compliance with applicable laws and lease terms.
